What does Islander Properties LLC do?
Islander Properties' mission is to find the best real estate investments for our clients while increasing value at the micro-level of the San Diego real estate market. Overall, the company is dedicated to adding value to local communities, as well as, helping investors exceed financial goals.
What types of homes do Islander Properties LLC purchase?
We buy homes in ANY condition! Whether it is an equity sale, short sale, foreclosure, or other type of distressed sale, or needs a heavy remodel, we will PAY CASH.
What are the investment criteria?
We are looking for fix and flip investments in the San Diego area. We prefer cosmetic remodels: paint, carpet, kitchen, bathrooms, flooring, etc. We like anything West of Alpine and South of Escondido with an After Repair Value (ARV) of under $750,000.
What type of returns are you looking for?
We try to make 10% cash-on-cash on any investment.
Are you agents or brokers?
Yes and Yes. We do have a broker in house, but we have no problem letting an agent who brings us a deal make a buy-side commission.
Am I obligated to sell my home if I submit a request to sell?
No! If we submit an offer to you and we are unable to make a deal, you are not obligated to sell your home.
I am a REALTOR, how may I be able to work with you?
Islander Properties LLC is always looking for new investment opportunities. We work with real estate professionals around San Diego and beyond to help us find these opportunities. If you identify a property that could work for us, let us know, and you can represent us on the acquisition. If you have a listing that could work for us, let us know, and you can represent the seller, AND us, as the buyer!
I am an investor, how will I be able to work with you?
Get in touch with us! Let us know what type of investment opportunities you are looking for, so we can share useful investment opportunities with you. We work with buy-and-hold investors looking for rentals. We work with fix-and-flip investors looking to value-add opportunities. We also do joint venture real estate deals where we both can participate in the risk and reward of the investment. Once we have identified the type of opportunities you are looking for, we can send over possible deals for your review.
I am a contractor, how will I be able to work with you?
We are frequently acquiring new deals and work on multiple properties at a time. Islander Properties LLC is always accepting contractor applications. The remodel projects have grown over the years and Islander Properties LLC is working on some of its largest projects yet. We need more contractors to help us create affordable, remodeled homes throughout the San Diego communities.
Is my information protected if I submit a form on Islander Properties LLC website?
